Circle 33 Housing Trust was subject to a short notice inspection in January 2009. We found that income management was handled well which is contributing to an effective approach to value for money. There are also a number of strengths in its approach to diversity. Tenants are well informed and involved, and complaints are well managed. However performance on answering telephones is slow and repairs are not always completed quickly. Gas servicing is not meeting legal requirements for all its homes.
